Buliding regultions and rented properties
Many types of building work are subject to control under building regulations. The regulations, which are the responsilbility of the local authority building control department, have 3 primary purposes:
To protect the healf and safety of all persons and around the building.
To promote energy effciency/ conservation.
To enable access to buildings and facilities.
Building regulations apply to such minor work as new doors amd windows, removal of interanl load bearing walls or the installation of toilets. They also obviousley apply to any large worksereecting new buildings or extending property.
From 1st july 2005 the design, installation, inspection and testing of electrical installtions become controlled by building regulations. Work have to be carried out by a qualified electrician or a person who is a mamber of the 'Competent person scheme'. A guide to 'Elecrical safety' on a regation to this can be obtained for the local authoity.
Landlords should also be aware that buildings regulations often also apply when a property changes in its use. For example where a house is convrted into flats or bedsits.
