Rental Valuation

Initially we would visit your property to carry out a rental valuation, this is a free service and there is no obligation to use our services, if you have any queries we would be happy to discuss these with you at this stage. As well as advising you of the rent we feel could be achieved on your property, we would be happy to give you guidance on how best to obtain this figure. 

Tenant Selection

We ensure that only the most suitable tenants are selected and matched to our properties. Initially prospective tenants have to complete the relevant referencing forms and there are forwarded to HomeLet who are a professional company who deal with the referencing of prospective tenants, this includes employers, bankers, previous landlords, bankruptcy and County Court Judgements checks. 

Agreements

We will arrange for the drawing up of Assured Shorthold tenancy Agreements and obtain the tenants signatures to these agreements. We as agents would sign these agreements on your behalf. An Assured Shorthold Tenancy is for a fixed term with a minimum period of six months and notice cannot be given until the end of the fourth month. If you require repossession of your property a Notice to Quit must be given two months before the expiry of the tenancy.

Inventory

The listing of an accurate inventory will be undertaken, this will not only list the items of furniture, fixtures and fittings at the property but will also note the condition of these items. Unless the property is a flat where the Freeholder is responsible for the structure of the building, the inventory will also note the condition of the structure, paintwork, guttering, etc. to the exterior of the building. 

Quarterly Inspections

We visit the property every three months to carry out an inspection and a written report will be forwarded to you after these visits. Our inspection is quite comprehensive and as well as the general appearance, we also report on the condition of the carpets, paintwork, breakages, the exterior of the property and gardens. The main purpose of this check is to ensure that the tenant is looking after the property and keeping it in a good condition, however, we do also check that there are no other problems, such as water leaks, etc. 

Deposits

A deposit will be taken from the tenant, this will be held in a designated clients account against dilapidations at the property, unless otherwise specified by the Landlord. 

Collection of Rents

We will collect the rent each month from the tenant and after our charges have been deducted, the balance will be paid directly into your bank account. Rent payments will be made after the rent has been received from the tenant and has cleared in to Town & Country’s Clients Account . An invoice/statement will be forwarded to you each month advising you of any disbursements.

Maintenance

We would always try to contact you before arranging for any repairs to be carried out at your property, however, we would also suggest that you give permission for us to arrange any necessary repairs up to an agreed amount. In the case of emergency i.e. gas leaks, water leaks or an electrical fault, we reserve the right to arrange for these to be repaired immediately.

Keys

We hold spare keys to all properties for emergency purposes only, and suggest that two sets of keys are provided for our use. A charge will be made for duplicating and testing keys.

Final Inspections Visit

At the expiry of the tenancy, we would carry out a final inspection visit and check through the inventory. Providing there are no dilapidations, fair wear and tear excepted, the deposit would be returned to the tenant seven days after the final inspection visit. We will advise you of any problems which we may find and the cost of any necessary repairs will be deducted from the tenants deposit. If you wish to make any further claims, you must advise us within this seven day period.
